  • Invoices are sent to the address provided in your lease.  To change the address information for billing, forward a request on letterhead to the Property Manager

  • The Tenant will be requested to identify a primary contact person who will be responsible for the lease billings and account inquiries.

  • Rent payments are due to the lockbox prior to the 1st of each month, with or without the monthly invoice.  To prevent a misapplication of payments to your account, each payment should include a description of what is being paid with the payment.

  • Rent invoices are not required but are provided as a courtesy.

  • Refer to the lease for information on late fee assessments.

  • Tenants are encouraged to establish an Electronic Funds Transfer account.  Contact the Property Manager for information.

How do I order additional suite keys and/or access cards?

Fill out the request form and fax it to the management office at (248) 488-5066.  There is a nominal service charge.

What do I do in the event of an emergency? 

Call 911, if appropriate (fire, medical emergency, police) and call (248) 488-5070  and follow the instructions for emergencies.

What is the procedure to gain access to the telephone/electrical rooms?

Please call the management office (248) 488-5070, Monday through Friday, 8:00 a.m. to 5:00 p.m. and we will unlock the appropriate telephone/electrical room.

Tenants should notify the Property Management Office as soon as possible to prevent delays in gaining access.  Building staff may be on another assignment and not able to provide immediate access to your vendor.

Can the freight elevator be reserved?  What is the procedure?

Yes, the freight elevator can be reserved. All major moving can only be done after 5:30 p.m., prior to 7:30 a.m., and on weekends. Click here and fill out the Service Request to e-mail or fill out the Request Form and fax it to management office at (248) 488-5066.

How do I reserve the conference room?

If you need to cancel a reservation, you must notify the Property Management Office in writing 24 hours prior to the reservation date to avoid charges.

Information on the conference room is also located in the Tenant Handbook and in the Conference Room Information form.

Is there a catering service within the building? 

Yes, Crossing Sundries & Cafe located in Building 1 (38705) on the first floor, Suite 120.  Please call (734) 462-4977 or visit www.CrossingCafe.net ;

What is the procedure for moving in or out of the building?

All major moving activity must be scheduled and approved by the Property Manager.  These moves must be scheduled to take place after regular business hours.

What is the availability of the conference room in Building 2 (38701)?

The conference room is available Monday through Friday, 8:00 a.m. to 5:00 p.m. with a reservation.  Fill out the Request Form and fax it to the management office at (248) 488-5066.  Information on the conference room is also located in the Tenant Handbook and within the Request Form.

Is there a restaurant in Seven Mile Crossing?

Crossing Sundries & Cafe located in Building 1 (38705) on the first floor, Suite 120.  The cafe serves fresh food, prepared daily with daily specials.

How do I arrange to have the carpet cleaned in my suite?

Carpet cleaning is the tenant's responsibility.  You may contact the Property Management Office to obtain a proposal or you  may use any contractor you choose, but all contractors must comply with our Vendor Insurance Requirements

Access to water and drainage must be arranged through the Property Management Office.  The tenant is responsible for providing both building and suite access.  We do not issue access cards to vendors.

What do I do if I have excess trash, boxes or packing materials to be disposed of?

Notify the Property Management Office.  Depending on what you have, we may be able to remove it during the day.  Typically this would occur at night by the janitorial crew.

Orange "Trash" stickers are available to place on boxes to be thrown out.  You should designate an area within your suite to place excess garbage for the night cleaning crew to dispose of.  Nothing is to be placed in the common area hallways for disposal.  Packing materials (i.e. pallets; moving boxes) must be disposed of by whoever delivered it for the tenant.

Instructions for the cleaning crew are not to throw anything away that is not in a trash container, clearly marked "Trash," or in an area designated as a trash collection area.  It is better to explain why we did not take something out than it is to rummage through dumpsters looking for a box of paperwork.

Where can I recycle telephones and computer equipment?

The U.S. Environmental Protection Agency has new rules regarding the disposal of this type of equipment.  You may be eligible for a tax write-off if you donate them to a charity.  Visit Charitable Recycling or Plug In to Recycling for more information. Or you may contact the Property Management Office for assistance.

How do you handle parking enforcement?

Tenants who park in reserved spaces may be stickered, ticketed or towed.  Handicap parking violations are issued by the Livonia Police.  Vehicles parked or standing in the Fire Lanes will be ticketed and towed.

Overnight and long-term parking requires authorization from the Property Manager.  We do monitor for abandoned vehicles, and report them to the Livonia Police.  All vehicles impounded by the Livonia Police are taken to Livonia Towing, located at 12955 Levan, Livonia, MI  48150, (734) 591-0457.

Do the Livonia Police assist with keys locked in a vehicle?

Only if you do not have power locks/windows and are willing to sign a waiver of liability.

I had a minor traffic accident in the parking lot, can you send a police car to take the report?

Because of the volume of traffic accidents, the police department requires all private property accident reports be completed at the police station. 

Bring in your drivers' license, vehicle registration and insurance certificate along with any other information from the other driver(s) involved.  An officer at the police station will take the report.

Where can I obtain a copy of a traffic accident report or a criminal incident report?

Copies of reports can be obtained for a fee at the Livonia Police Department, Central Records Bureau, 8:00 am to 4:00 pm Monday - Friday.

Can I make renovations to my suite?

Tenants should refer to their lease first, but typically all renovations must be approved by the Owner.  Please contact the Property Manager to review.

Is there a Lost & Found?

Occasionally items are turned into the Property Management Office.  You can call the office at (734) 462-8405, or stop in at Suite 190, 38701 Seven Mile Road to see if your lost item was found, or if you found a lost item.
